Housing development passes halfway mark

Developers say some units could open in October

STERLING – A new affordable housing development on Sterling’s west side could be ready for residents in October.

Country Lane Apartments, on 7 acres on West 11th Street, between Avenue L and Woodburn Avenue, is more than “50 percent completed” and could have between 16 and 32 units available by the middle to end of October, said Jeremy Yost, vice president of Yost Management, the development’s owner.

In May, developers told Sauk Valley Media that they expected to have some units available by early September, with the rest completed by November, depending on weather.

The entire complex is still expected to be finished in November, depending on weather, Yost said.

The $9.3 million project was approved by the City Council last fall, by a 5-1 vote. Alderman Barry Cox was the dissenting vote, questioning the need for such a complex.

According to a Yost brochure, an application for housing can be processed only if a family of four makes less than $34,570 a year. In such a case, the family could get a three-bedroom home for $331 to $550 a month.

The project involves federal low-income housing tax credits.

The construction crews are finishing up putting siding on some of the buildings, pouring concrete and making the development’s interior roads, Yost said.

“The majority of the work that’s left to be done is interior,” he said. “The weather plays a role in that. The most important thing is getting a roof over your head and shelter and then get in the inside.”

There could be 8 to 16 buildings and 16 to 32 units open in October, Yost said. The development will have 48 units and 24 1-story duplex buildings when complete.

Yost Management has sent out about 20 applications to potential tenants who inquired about renting, Yost said.

Applications can be processed only if your annual income is less than the amounts designated for family sizes.

Two bedrooms: 805 square feet

Three bedrooms: 1,088 square feet
